The Process

Formalizing the Dream: The first step is to schedule an appointment with one of our designers to share your vision, discuss options and formalizing your dream.

Budgeting: Depending on the complexity of the remodel we may choose to partner with our sub-contractors to arrive at an estimate for you. Additionally, architectural drawings may eventually be required by your local zoning authority and can improve the accuracy and speed with which we can provide you with an estimate.

Permitting: Once all of the necessary decisions have been made and a contract has been entered into we shall commence the permitting process. Depending on the complexity of the remodel, and the governing authority, permitting can reasonably be a two (2) to four (4) week process. A permit, detailing the scope of work, is required prior to the commencement of your project. All multi-family projects will endure an additional “Fire Safety” review that can increase the permitting time frame. During the permitting process the governing authority may request additional information or require additional work, to meet new standards, prior to issuing a permit. This too can increase the permitting time frame.

Scheduling: Once the permit has been issued we can now update estimated schedules, previously provided, with more concrete estimate of when each phase of the project shall commence. Additionally, we will order materials that have significant lead time, for example: Cabinets are taking 6 to 8 weeks between confirmed order to delivery, Special order plumbing.

Execution: We shall commence your project based upon the new start date, as dictated by the permitting process. The realization of your dream will follow from a logical and structured sequence of events that build upon each other. We are happy to email weekly updates with accompanying photos so that you are up to speed with the progress of the project. If we should encounter a concealed condition, that was not reasonably anticipated, we shall inform you immediately with expectations of how this may affect the schedule and associated costs, if any.

Completion: The final stages of your project include final inspections by the local governing authority, and a walk through with your Project Manager to discuss any punch-list items that may need to be addressed. Upon receipt of the final payment we can deliver a certificate of completion and final releases of liens. With your permission we like to have a professional photographer capture your new dream, become reality, for you and us.
